Check out time can be anytime you wish BUT IT IS A MUST THAT your CHECK OUT TIME MUST BE FIXED with us 3 DAYS OR EVEN EARLIER BEFORE CHECK OUT DATE because my Manila staff will only go to the apartment slightly before your CHECK OUT time at apartment.
When you arrive at the apartment at the agreed check in date and time,my apartment manager will go through with you all the items in the apartment and also will pass you the keys to the apartment.
Security deposit of US$340 or
EUROS 300 or 15000 Philippine pesos (refundable) in cash need to be paid to my staff at the apartment when you arrive.
This security deposit will be refunded back to you at the moment of your check out from the apartment.
To authorise you as the new tenant or resident you also need to email us either the copy of the passport or Philippine ID of the main tenant 3 days or earlier before check in date so that we can do the paper work for you on your behalf at the building admin office to authorise you as the new resident or tenant in this condominium estate for this period of stay.
If the tenant fails to turn up on check in date and time then the stay will be considered as a no show and rent paid will not be refundable and the tenant will not be allowed to check in on another day.
My apartment manager will only be waiting at the apartment for 5 hours after the agreed check in arrival time and any time after the first 3 hours of waiting will be charged at
200 pesos per hour .
Even if the stay is shortened after confirmation and booking of stay ,the rent already agreed upon cannot be reduced.
In case of equipment damaged or missing from apartments,tenants need to pay for the cost of replacement or repair of items in Philippine pesos cash to my staff before leaving the apartment ,otherwise part or all of the security deposit will be used for that.
So far 99 % of our guests do not need to pay damage or missing items charge
Of course if an appliance mulfunction due to internal problems in the appliances that is not the fault of the guest/tenant then to be fair , we should not charge the guest/tenant any charge
Smoking and pets are not allowed.
If there are 3 or more people then the
extra people need to sleep on either sofa or extra mattress laid on floor.
Since this is an apartment and not a hotel so cleaning of apartment by my staff will be done before your arrival but during your stay,there will be no daily changing of bedsheets and no daily cleaning of apartment but you can request my staff to do that for you for an extra fee if you like to.
Tenants are allowed to bring in their friends or relatives or family members for visitation.
Electricity is free as long as it does not exceed 12KWH per day.For example if you stay for 10 days then you will get 120 KWH of free electricity.So far,most guests do not need to pay for excess electric usage as long as you turn off the aircon when you leave the apartment or when not in use.In the very very rare case of excess electric usage, then the electric rate is 12 pesos per KWH electricity for any excess usage,and excess usage fee,if any,need to be paid to my staff in Philippine pesos,before check out from the apartment.
THE LONGER THE STAY THE LOWER THE RENT PER DAY.
HIGHER RENT PER DAY WILL BE CHARGED FOR DATES AROUND CHRISTMAS AND NEW YEAR PERIOD.
